Newer subdivision construction on the south side of the metro. Builder-grade step and counter flashing is standard on new-construction chimneys, and the seam where chimney masonry meets architectural shingles is the first place an installation shortcut shows itself — frequently years before a homeowner would think to suspect the chimney on a house that still looks new. The masonry is usually fine. The seal at the roof line is not.
Longer-established rural properties. Older North Alabama masonry has taken decades of freeze-thaw cycling, and the mortar joints and crown are normally the first components to open up. Water entering a cracked crown or an open joint does not stay in the chimney — it tracks down inside the stack and surfaces on a ceiling that can look completely unrelated to the fireplace.
